For property managers and owners
Occupied-building demolition, tenants in place
The building stays open. The tenants stay happy. The old equipment leaves through the freight elevator during the windows you set, and the room is swept before anyone upstairs notices we were there.
What you get
Built for the way you work
Occupied-building discipline
Protected corridors, freight windows, dust and noise control, daily broom-clean turnover, housekeeping to property-management standard.
Insurance your owner requires
$1M/$2M general liability with a $5M umbrella, workers' comp and auto. Ownership and management named as additional insured, waiver of subrogation, primary wording, per contract.
Refrigerant done right
Recovered and documented under EPA 608 so nobody has to explain a vented chiller to the owner or the EPA.
A closeout for the file
Scope verification, captioned before-and-after record by area, recovery record, certification of completion. Forward it to ownership as-is.
One call for the portfolio
When a boiler, chiller or plant reaches end of life anywhere in your buildings, you already have a crew you trust.
Emergency response
Failed equipment blocking a replacement gets a straight answer the same day, and usually a crew within 24 hours.
How it goes
Start to closeout
- Send photos and the building details; an owner reaches out within 1 to 2 business days.
- Site walk with your engineer; freight windows and tenant constraints go in the plan.
- Proposal within 48 hours, COI with ownership named within a business day of acceptance.
- Execute in the windows, clean daily, close out with the package.
“Amazing job! Thank you so much. We appreciate all your hard work and willingness to help us out on these other items.”
Questions we get
Straight answers
Can you work after hours or on weekends?
Yes. Noise windows and after-hours work are priced into the proposal when tenants need them.
Who pulls the demolition permit?
Building permits generally sit with the owner or the GC of the wider project; we supply whatever the application needs. Hot-work permits for torch cutting are ours and we carry them.
Will you take the equipment that has been sitting on the roof for years?
Yes. Dead rooftop units, towers and condensers come off by crane or in sections, refrigerant recovered first if any is left in them.
Boilers. Chillers. Mechanical systems.
We make them disappear.
A range in about a minute, or a site walk and a written proposal within 48 hours. Either way you're talking to an owner.
